Company history
In 1982, Danny Ku founded KU & Associates, Inc. Mr. Ku started his practice from a very tiny 200 square foot room workspace in the heart of Monterey Park, California. The first 11 years of business set the foundation for KU, focusing on the completion of many high quality designed residential developments. In 1993, KU expanded its real estate portfolio to pursue not only residential developments, but a wide range of commercial, industrial, office and international projects. In 2008, having outgrown our previous facilities, KU relocated its headquarters to Walnut, CA. The firm is currently situated in a 2-story, 7,500 square foot building, designed and developed by KU.
Today the firm has extended its involvement in revitalizing urban areas in multiple cities. By partnering up with various cities both locally and internationally, we strive to attain the goals and needs of our clients, investors and partners. Our firm designs, acquires, develops, and manages these projects. KU and its staff have accomplished remarkable results while providing excellence and integrity for all our projects.

Danny KU - AIA
Founder / CEO
Mr. Ku, founder and President of K U & Associates, Inc. is a visionary, leader, and entrepreneur. With over 30 years of experience both locally and internationally, he is widely recognized for his award-winning capabilities as a builder and developer. Under Mr. Ku’s leadership, he successfully transformed the site area at the Pomona Ranch Plaza in Pomona into a 33 Acre mixed-use development that has proved to be financially viable and has cultivated growth and opportunities within the community. Serving as both the developer and architect, Mr. Ku has a wealth of experience in the acquisition, financial investment, and management aspects of the company’s portfolio. Currently, Mr. Ku is also overseeing the company’s EB5 program and has developed a strong network of investor relationships.
Lemuel Ku
VICE PResident
Since joining the firm 13 years ago, Mr. Ku plays an extremely important role as Vice President for K U & Associates, Inc. Mr. Ku manages the company’s Real Estate Development Department overseeing all areas of commercial and residential real estate including financial feasibility studies, research, marketing, and property management. Mr. Ku received his Bachelor of Science degree in Biology from the Cal State Long Beach and an Associates of Arts degree in Architecture from Cal State Fullerton College.
Paulina Ying
SENIOR Project Manager
Ms. Ying, senior project manager of K U & Associates, Inc., offers over 15 years of experience in the architectural field. She has been involved in a broad range of building projects, including corporate offices, warehouses, recreational facilities, mixed-used developments, hotels, and multi-family housing. Her passion in architectural design and her extensive experience in planning and production of construction documents have enabled her to successfully deliver numerous projects from the schematic design stage to final construction.
SIMEON KU
STRATEGIC OPERATIONS MANAGER
Mr. Ku specializes in the strategic oversight of the operations and direction of K U & Associates, Inc. He has a thorough background in residential and commercial real estate development including research, marketing, financial feasibility studies, statistical analysis and property management. Since joining the firm in 2009, Mr. Ku has played an integral role in the real estate development and strategic direction of the company. Mr. Ku also brings international experience, previously working with Non-profit NGOs in India for 8 years.

RICHARD CHAN - AIA
SENIOR ARCHITECT
Prior to joining K U & Associates, Inc., Mr. Chan had his own architectural practice. He has over 40 years of experience comprising of industrial/R&D, retail centers, office buildings, hotels and related facilities. Currently, he is in charge of the design development for several hotel projects at K U & Associates, Inc. He holds a Bachelor of Architecture degree from Cal Poly, San Luis Obispo and is a licensed Architect in the State of California.
SINDY SIU
EXECUTIVE ASSISTANT
Having joined K U & Associates, Inc. in 2015, Ms. Siu plays a key role in the organization and she is responsible for a full range of administrative, research, and office support activities involving real estate development and the EB5 program. Working directly under the President, Ms. Siu acts as a liaison between the company and its external business contacts. With a knowledge in property management and its financial aspects, she handles all project-related documents in an effort to meet project goals and milestones. Ms. Siu graduated with a psychology major from Cal State Fullerton and is in the process of completing her real estate salesperson license for the California Bureau of Real Estate.
SUSAN WU
ACCOUNTING MANAGER
With more than 11 years of accounting experience, Ms. Wu’s expertise encompasses all aspects of accounting principles, taxation, and auditing for both profit and non-profit organizations. Her overall experience involves the management of in-house accounting systems and internal control operations. Ms. Wu joined K U & Associates, Inc. in 2015 and she is in charge of the accounting system and internal processes to ensure compliance with the government. Ms. Wu graduated from Cal State Los Angeles with a Bachelor’s of Science in Business Administration and an emphasis in accounting. Additionally, she is licensed as a CPA by the State of California Board of Accountancy.
